The developer is the company responsible for acquiring the land, constructing the resort, and handling the initial retail sales and marketing of the timeshare intervals or points. Major developers, such as Marriott Vacations Worldwide, Wyndham Destinations, and Hilton Grand Vacations, often manage the resort until the inventory is sold out, at which point control is usually transferred to an elected Home Owners Association (HOA).
