A “deed in lieu” is a legal resolution utilized when a timeshare owner can no longer afford their mortgage or maintenance fees. Instead of forcing the developer to execute a lengthy, public, and damaging legal foreclosure process, the owner voluntarily signs the property deed back over to the resort. While it still negatively impacts the owner’s credit score, it is generally considered less financially devastating than a formal foreclosure.
